Quelles orientations donner au centre commercial du XXIème siècle ? La constitution d’un quartier mixte, enjeu majeur de ce nouveau quartier, implique une réflexion approfondie sur les transversalités qui peuvent exister entre les différents programmes proposés. Loin de la claustrophobie des grands malls climatisés, étanches à l’air et à la vie, le centre commercial du XXIe siècle est un lieu d’expériences sensorielles multiples. A l’opposé du zoning, trop souvent perceptible dans les centres commerciaux modernes le projet s’est construit sur l’idée du croisement. La conception de ce nouveau quartier prend en compte les dimensions physique et sensible de l’expérience des usagers. Le projet se décline autour d’un îlot type, cluster mixte et adaptable à toutes les situations. La
répétition de cet îlot type, disposé sur le pourtour du terrain, organise le creux de l’espace public. Cette disposition en archipel permet de multiples scénarios de phasage mais surtout une grande variété de situations. Sur chaque île se trouve la singularité; dans un même temps chacune d’elles fait partie d’un tout, pourvu d’une identité: l’Archipel. | How could we compose a 21st century shopping center? The main obstacle in designing this establishment was to figure out how to solve the cross-functionalities between the various programs in the building. Far from the claustrophobia of air-conditioned shopping centers – airtight and crowded buildings – the 21st century shopping center is a place for varied sensory experiences. Unlike zoning – which is often too visible in the big-scale architecture of modern malls in trade areas, remote from
residential areas – the concept for the design is crossroad; where the commercial, tertiary and residential spaces coexist and are layered vertically. The design takes both the physical and sensitive dimensions of the user experience into account. The project is about the many versions of one same urban block, clustered in any combination for all possible situations. The pattern of repetition in the urban block, set around the perimeter of the land, shapes the public space. This archipelago layout enables multiple building phasing/scheduling scenarios, but more importantly a large variety of architectural and urban situations. Each block on its own, is part of a whole – the Archipelago.
